01

THE SITUATION

A strong agent in the wrong market.

She wanted to be known for high-end developments on Hawaii Island and to own a brokerage. Most of her business came from first-time buyers and lower-priced deals.

She had hired about ten marketing firms, and each one faded within months. Her brand did not speak to luxury buyers, and the brokerage she worked under invested little in modern marketing.

02

WHAT WE FOUND

Few local agents were marketing to luxury buyers.

The opening was the market itself. We defined the buyer in detail: affluent professionals, often from large mainland cities, earning $250,000 or more and looking for a second home or a slower life in Hawaii.

Every decision after that, from the brand to the advertising, was aimed at that buyer.

03

WHAT WE BUILT

A luxury brand first, then a company behind it.

Luxury positioning

A brand identity that paired her luxury goals with her Hawaiian roots, across every platform.

Hiring and onboarding

Guidance on recruiting agents, compensation and benefits, and a checklist from licensing through training for each new agent.

Marketing engine

Website, video, social, email and paid ads in Hawaii and on the mainland, managed by one team.

Operating rhythm

A weekly escrow and closings report, project management and monthly team content.

Brokerage launch

Brand, website with live listings, development pages and sales materials for the new brokerage.

Owner coaching

Coaching on the move from top-producing agent to business owner and team leader.

“I've hired about ten marketing companies by now and spent honestly hundreds of thousands of dollars on marketing in real estate. Best investment I ever made was in this dream team right here.”

Lailan, Principal Broker, HDG

04

OUR RESULTS

A recognized brand and a brokerage of six agents.

She moved from first-time buyers into luxury and became Principal Broker and co-owner of her own firm.

Her brokerage was contracted for a planned development that would have been the largest in state history. The project itself did not go ahead.

New partnerships

The development contract opened partnerships with other developments.
